DEPARTMENT: Hualapai Housing Department

POSITION SUMMARY:

Performs a variety of semi-skilled construction, maintenance, and repair activities in assigned maintenance operations areas and work orders which include low-rental housing units, office buildings, equipment and appliances; and performs related work as required. Work is performed under the supervision of the housing director or Maintenance Supervisor.

ESSENTIAL DUTIES & Responsibilities:

  • Assists with annual required inspections of rental and homeownership units.
  • Receives and closes out work orders, providing all necessary documentation.
  • Maintains repair and service schedules.
  • Performs preventive, on-going, routine, and non-routine maintenance on low-rental and HHD buildings.
  • Installs, repairs, removes doors, locks, windows, frames, floor tiles, and other fixtures.
  • Refinishes concrete work on floors, walkways and other projects.
  • Mixes prepared paints and paints a variety of exterior and interior surfaces.
  • Removes and replaces bathroom fixtures and enclosures.
  • Installs lights, electrical repair/replacement on items such as appliances, lighting fixtures, outlets, switches and circuit breakers.
  • Coordinate workload with other staff on a daily basis and complete all work orders in a timely manner. Determines material list of supplies needed for each work order.
  • Maintains a neat appearance while on duty to include on-call services.
  • Performs small patch plaster jobs.
  • Rebuilds walls, floors, and roofs.
  • Performs maintenance and installs gas and electrical units and systems.
  • Conducts other routine maintenance as assigned.
  • Takes responsibility for assigned hardware items, tools, equipment, and materials utilized to perform maintenance repairs.
  • Inspects equipment and tools for defects; performs minor repairs and maintenance on equipment. Refers major repairs to the Procurement Officer.
  • Conducts minor repairs to various equipment and appliances in the low-rental units.
  • Reports all defects in housing units, reports any unsafe conditions or situations of the tenants, and any tenant violations to the Resident Services staff.
  • Uses a variety of hand and power tools and precision measuring and testing instruments in a safe and efficient manner.
  • Maintains grounds of the common areas of the rental projects, including playground areas and around buildings.
  • Responds to service calls after regular working hours (on call).
  • Observes safety rules, and ensures and maintains a safe environment. Attends training classes and seminars on safety, first aid, equipment/machinery operation, and related topics to maintain and enhance job knowledge.
  • Contributes to a team effort and accomplishes related results as required.
  • May instruct and guide temporary, youth, work alternative and seasonal employees in basic work procedures and safe working practices.
  • Document and report unsafe and/or unsanitary housing units, prepare vacated rental units for occupancy by performing maintenance duties.
  • Responsible for completing required documentation, which includes mileage logs, inspection forms, and other necessary reports.
  • Responsible for security and proper use of HHD vehicles, tools, and equipment as assigned.
  • Performs other duties as required.

MINIMUM QUALIFICATIONS:

  1. Knowledge of the functions and structure of the Hualapai Housing Department.
  2. Knowledge of use of maintenance tools, chemicals, cleaners, and disinfectants.
  3. Knowledge of the methods and practices used in preventive maintenance and repair work.
  4. Knowledge of occupational hazards and applicable safety practices.
  5. Knowledge of rough and finish carpentry.
  6. Ability to communicate effectively in the English language both verbally and in writing.
  7. Ability to establish, maintain, and close out work orders.
  8. Ability to use hand tools, electrical/power tools, and lawn maintenance equipment.
  9. Ability to prioritize and accomplish tasks within strict deadlines.
  10. Ability and willingness to learn theory and principles, and to become certified in a variety of building trades.
  11. Ability to read and interpret housing plans and blueprints.
  12. Ability in mathematical compilation to properly carry out the duties of the position.
  13. Skill and diplomacy in working with low-rent tenants, homebuyers and the public.
  14. Skill in the safe operation of power tools and shop equipment.
  15. Skill in diagnosing and repair of equipment utilized.
  16. Must have Certificate for Apartment Maintenance Technicians (CMAT) or other valid certificate for electrical, plumbing, HVAC or other construction trade, or able to obtain a CMAT or other certificate within 12 months of employment.
  17. Must submit to a background investigation.
  18. Must submit to and pass a pre-employment drug/alcohol screening and random screenings throughout employment.
  19. Native American preference will be given.

TRAINING AND EXPERIENCE:

High School Diploma or GED plus three years’ experience in general construction, building trades, maintenance, carpentry, painting, or related experience. Training certificate in maintenance preferred.  OR Any combination of education, training, and/or work experience, which demonstrates the ability to perform the duties of the position. Must possess strength, stamina and mobility to perform heavy physical work out of doors in all weather conditions and with exposure to potentially hazardous conditions, use varied hand and power tools, drive a motor vehicle and/or heavy construction equipment; lift and move materials and equipment weighing up to 70 pounds and heavier weights with the use of proper equipment; able to crawl, climb and kneel for long periods of time; vision to read printed materials and a computer screen; and hearing and speech to communicate in person and over the telephone and/or radio. Must be in good physical health and will be required to submit to an annual occupational physical examination. Must be available for regular standby assignments; respond to on-call requests and emergency overtime as required. Occasional travel is required.
